Terms, Conditions & Privacy Policy

1. Reservation & Confirmation

A reservation is confirmed only after:

Receipt of the required deposit, and
Written confirmation from Kaminia Blue Villas.

Availability is not guaranteed until payment has been received.

In case of simultaneous booking requests, priority is given to the first confirmed payment.

2. Payment Terms

• 30% deposit required to confirm booking
• 70% balance due 30 days prior to arrival
• Full payment required if booking is made within 30 days of arrival

Accepted methods:
• Bank transfer (no additional charge)
• Secure online card payment (3% bank processing fee applies)

Payment links are valid for 24 hours unless otherwise stated.

3. Cancellation Policy

If cancellation is made:

More than 45 days before arrival:
The deposit will be refunded (minus any bank or transaction fees).
Between 45 and 30 days before arrival:
The deposit (30%) is non-refundable.
After the balance due date (30 days prior to arrival) or in case of no-show:
The total reservation amount is non-refundable.

All cancellations must be submitted in writing by email and are considered valid only once confirmed in writing by the property.

We strongly recommend that guests obtain travel insurance.

4. Check-in & Check-out

Check-in is available from 15:00 to 22:00.
Check-out is required by 11:00.

Early check-in or late check-out may be possible upon request and subject to availability.

A late check-out until 16:00 may be arranged, if available, at an additional charge of €50.

Late check-out without prior agreement may result in additional charges.

We kindly ask guests to respect departure times to allow proper preparation for incoming guests.

5. Maximum Occupancy

The number of guests must not exceed the number stated in the confirmed reservation.

The property reserves the right to refuse entry or terminate the stay if this condition is not respected.

6. Use of Property

To ensure a pleasant stay for all guests and neighbors, we kindly ask that:

The property is treated with care and respect
Noise levels remain reasonable, especially during evening hours
No parties, events or large gatherings are permitted
Only registered guests may stay overnight
Indoor smoking is strictly prohibited
Pets are not allowed
Outdoor furniture remains in designated areas
BBQ facilities are used responsibly and never left unattended
Air-conditioning units are switched off when windows are open

Excessive cleaning requirements, misuse of equipment, or breach of house rules may result in additional charges.

The property reserves the right to terminate the stay without refund in cases of serious violation of house rules.

7. Swimming Pool & Outdoor Areas

The swimming pool, BBQ area, terraces and outdoor facilities are used at guests’ own responsibility.

Children must be supervised by adults at all times.

For safety reasons:

Glass objects are not permitted in or around the pool area
Diving is not permitted
Guests must ensure gates and doors are securely closed
Wet surfaces may be slippery

The property shall not be held responsible for accidents resulting from improper use of facilities.

8. Damage & Loss Responsibility

Guests are responsible for the property and its contents during their stay.

Any damage beyond normal wear and tear, excessive cleaning requirements, missing items, or breach of house rules may result in additional charges.

The property reserves the right to charge the payment method used for the reservation or issue an invoice to recover repair, replacement, or cleaning costs.

Where applicable, reasonable documentation of the damage and associated costs will be provided.

9. Liability

Guests are responsible for their personal belongings during their stay.

Each villa is equipped with a safe box for the secure storage of valuables.
Guests are encouraged to use it.

Kaminia Blue Villas shall not be held responsible for loss, theft or damage to personal belongings, except in cases of proven negligence.

Guests are also responsible for ensuring appropriate travel insurance coverage for their stay.

10. Force Majeure

The property shall not be liable for failure to perform its obligations due to events beyond its reasonable control, including natural disasters, government restrictions, strikes, or transportation disruptions.

11. Governing Law

These Terms & Conditions are governed by the laws of Greece.

By confirming a reservation, guests acknowledge that they have read and accepted these Terms.

Booking and invoicing data may be retained for up to 7 years in accordance with Greek tax regulations.

16. Data Sharing

We do not sell personal data.

Data may be shared only with:

Payment processors
Accounting services
Government authorities if legally required

17. Your Rights Under GDPR

Guests have the right to:

Access their personal data
Request correction
Request deletion
Request restriction of processing
Object to processing
Lodge a complaint with the Hellenic Data Protection Authority (HDPA) or their local supervisory authority
